Is RetirePath Thailand a property developer?
No. We are a private guidance, concierge, and placement service for foreign retirees aged 45–75. We do not build or own the residences themselves — we have exclusive relationships with vetted Chiang Mai developers (currently La Lake San Kamphaeng and Bravo Development) and place qualified clients into their portfolios after the retreat-and-residency journey is complete.
Do I need a visa to attend a retreat?
For stays under 60 days, most nationalities qualify for visa-exempt entry or a standard tourist visa. For our 28-day and longer programs, we recommend the Destination Thailand Visa or a Non-Immigrant O — both of which our settlement team can assist with. Extended residents typically transition to LTR or Thailand Privilege visas at the Settle stage.
Can foreigners actually own property in Thailand?
Foreigners cannot own Thai land in their own name. However, Land Office-registered 30-year leaseholds paired with separately titled superficies rights (granting ownership of the building structure itself) are a court-tested and legally defensible pathway. Our partner developers structure villa placements this way. We do not work with nominee companies, "90-year lease" marketing, or any arrangement that carries legal risk under current Thai law.
How does healthcare work as a foreign resident?
Chiang Mai has excellent private hospitals — Bangkok Hospital Chiang Mai and Chiang Mai Ram are JCI-accredited, with English-speaking specialists and costs typically 50–70% lower than Western private care. We require all residents to carry visa-compliant international health insurance (minimum $50,000 USD coverage) and provide direct hospital onboarding as part of our settlement concierge.
What does a typical month actually cost?
Our extended residency program is genuinely all-inclusive — accommodation, meals, wellness sessions, ongoing diagnostics, and transport. Personal expenses outside the residence (your own travel, dining, shopping, entertainment) typically run $400–800 USD per month for a comfortable lifestyle, well below most Western capitals. Will I be taxed on my global income?
Thai tax residency is triggered after 180 days in-country in a calendar year. Recent rule changes have made remittance-based taxation more nuanced. Our settlement concierge includes an initial tax-residency consultation through a partnered cross-border tax firm. The LTR visa offers significant exemptions on foreign-sourced income for qualifying retirees — often the single most valuable structuring opportunity.
What about air quality during the burning season?
Real talk: Chiang Mai's air quality genuinely suffers from agricultural burning each spring, particularly March and April. Our partner properties are equipped with hospital-grade HEPA filtration, and we recommend residents plan travel during the worst weeks. We address this openly rather than hiding it — you deserve the full picture before committing.
Is this assisted living or a care facility?
No. RetirePath is designed for active, independent retirees aged 45–75 who want elegant transitions, strong community, and a clear settlement pathway. We are not a senior-care facility and do not provide skilled nursing, memory care, or 24-hour medical supervision. For those needs, we can refer to specialized facilities.
